The property was listed at $2,098,000 and ultimately sold for $2,320,000, yielding a surplus of $222,000, constituting an 11% increase. We  managed to secure four offers and was able to push the lowest offer up to match the higher ones.

1351 Ribbon Street, Foster City.

Listed at $1,799,000 and ultimately sold for $2,041,800, achieving a remarkable 14% increase. Garnering four offers once more, I skillfully negotiated with one, resulting in this favorable outcome. Interestingly, I had previously facilitated the sale of this property 17 years ago, and the buyers, remembering my service, sought me out again when they decided to sell it.

642 Harvester, Foster City.

Initially listed at $1,675,000, it was sold for $1,920,000. Selling this property posed a challenge due to its Eichler style, which tends to evoke strong opinions either way. However, we undertook a comprehensive renovation, revamping the kitchen, bathrooms, lighting, and landscaping. Our efforts yielded promising results as we received six offers. Through negotiation, we managed to enhance the value of three of these offers, ultimately selling the property for 15% above the initial asking price.

15022 Del Ray, San Mateo.

Initially listed at $1,825,000, we successfully closed the deal at $2,045,000. We accomplished an impressive 12% over the asking price with just one offer. Our negotiation skills were pivotal as we engaged the buyer, highlighting the value of the home and advocating for the price our sellers needed.

Initially listed at $1,225,000, the property was ultimately sold for $1,375,000. This resulted in a notable 12% over the asking price. We attracted three offers, and through negotiation, we managed to increase the offers from two of them

Listed at $2,158,000 and sold for $2,350,000. We achieved a solid 9% over the asking price with the receipt of two offers.

300 Alexander Ave, Redwood City.

Initially listed at $2,150,000, the property sold for $2,730,000 with at least 10 offers received, we successfully obtained signed counter offers from 5 of them. This resulted in an impressive 27% over the asking price.

1838 Ogden Drive, #202, Burlingame.

Listed the property at $1,200,000 and successfully sold it for $1,300,000. Despite receiving only two offers, we managed to secure a sale price that was 8% over the asking price. Understanding the unique needs of our clients and considering the potential challenges associated with selling condos, we effectively negotiated with the buyers to meet the sellers' requirements.

The seasonal impact on the market is as you might expect, a little slower. With many leaving on vacations, the number of homes on and coming to market reduces and open houses aren’t as packed. That doesn’t mean the market is on vacation though; quite the opposite! There's a wave of new buyers entering the market alongside those already in the market.
