In February, San Mateo County had 296 Single Family Homes for sale. There were 264 new listings and a total of 176 homes sold, up from 219 new and 159 sold in January. The median sale price for homes was $2 million, compared to $1.48 million last month. The numbers are also up for condos/townhomes. There were 138 condos and townhomes for sale in February. New listings were up to 107, and a total of 7s sold, up from 93 and 46 respectively.

The seasonal impact on the market is as you might expect, a little slower. With many leaving on vacations, the number of homes on and coming to market reduces and open houses aren’t as packed. That doesn’t mean the market is on vacation though; quite the opposite! There's a wave of new buyers entering the market alongside those already in the market.
